1: The rental period is for a maximum of four weeks.
2: On the day of arrival the property may be accessed from 3:00pm.
3: Guests should leave by 10:00am on the day of departure.
4: Following an enquiry and agreement by the owner to a rental, the booking will be provisional until a deposit of 20% is received, either by cheque or by bank transfer.
5. On receipt of the deposit, the booking will be confirmed by email or post.
6: The balance of payment should be made 6 weeks prior to the start of the holiday.
7: If the holiday is booked less than six weeks in advance, the full amount should be paid at that time.
8: Failure to pay the balance in full six weeks prior to the holiday will result in the booking being cancelled .
In the event of cancellation less than six weeks prior to the holiday the whole rent is payable unless we succeed in re-letting . With more than six weeks notice, only the deposit will be forfeited .
10: Bookings will not be accepted from :
Groups of single people under the age of 25.
All male or all female parties of more than four people .
11: The guest agrees :
1: To pay for any losses or damages to the property caused by the Guest or a member of the party (reasonable wear and tear excluded ) unless the full cost of making good such loss or damage can be covered by the owners insurance policy.
2:Not to part with possession of the property , or share it, except with members of the party listed in the confirmation letter .
3: To take good care of the property and leave it in a clean and tidy condition at the end of the holiday.
4: To permit the caretaker reasonable access to the property during the stay .
5: Not to sell or transfer the booking to another party without the owners agreement.
6: Not to exceed the total number of people stipulated in the property description.
7: Not to smoke in any of the properties.
12: The Owner shall have no liability for failure to perform any of its obligations if such failure results from events , circumstances or causes beyond its reasonable control [ie : breakdown of domestic appliances, internet access , exceptional weather conditions]
The Owner shall have no liability for any death or personal injury unless this is a result of negligence from the owner.
The owners accept no liability for loss or damage to the Guests possessions on the owners property or land.
13:Where pets are allowed we ask that guests agree to :
1: Keep pets under control at all times.
2: Do not allow pets on the furniture at any time.
3: Provide their own beds / blankets for the pets.
Breach of Contract:
14:If there is a breach of any of these conditions by the guest or any of their party, the Owners reserve the right to re-enter the property and end the holiday and ask the guest and their party to leave .
15: If there is a breach of any of these conditions by the owners , the guests have the right to end the holiday and leave .
Governing Law and Jursidiction :
16: Any dispute will be governed by the non-exclusive law and jurisdiction of the English or Scottish Courts.
